VIDEO: Wilson demands help for local land lease communities
(November 17, 2015) Simcoe-Grey MPP Jim Wilson said Monday the government needs to make sure people living in land-lease communities are treated in a transparent and responsible way.
"In my riding of Simcoe-Grey, many residents in Wasaga Beach are worried the affordable lifestyle homes they purchased in land-lease communities won't be affordable over the long-term," Wilson told the Legislature. "In Parkbridge Lifestyles Communities, where they live, they report annual increases, rental increases, in the last few years of 3.3 per cent to four per cent."
Wilson noted that whenever a unit is sold, people report the monthly rental fee for it increases $50. He added there have also been reports of maintenance fee increases of 15 per cent or more a year.
Homeowners say the increases aren't sustainable.
"Residents are worried they will no longer be able to afford their homes," Wilson told the Legislature. "They also worry the increases will make the properties less attractive to potential buyers."
He added residents state the rationale for the increases is not transparent.
"They don't get a good explanation from the owners of the property," Wilson said, adding, "My constituents purchased these homes thinking they would be a great place to live. They thought they would enjoy a certain quality of life – a lifestyle they worked hard for many years to achieve."
